Abstract

Коренюк П.І. Перспективи будівельної галузі на ринку утримання та експлуатації об'єктів нерухомості. Вітчизняний будівельний комплекс являється потужною платформою для формування сервісної інфраструктури на ринку утримання та експлуатації об’єктів нерухомості. Існує думка, що будівельну галузь доцільно розглядати не лише як власно будівництво, але і як діяльність на ринку утримання та експлуатації об’єктів нерухомості. На наше переконання, однією з причин вищезазначених проблем галузей будівельного комплексу на ринку утримання та експлуатації об'єктів нерухомості виступає нестабільне фінансування будівельних робіт та відсутність програмно-цільових методів бюджетування у розвиток галузей даного комплексу. Вважаємо, що діяльність будівельної галузі на ринку утримання та експлуатації об’єктів нерухомості являться досить перспективною. Така діяльність виражає ефективність внутрішнього взаємозв’язку та якості функціонування галузей та структурних одиниць будівельного комплексу та показником, що відображає економічний розвиток країни.

Отечественный строительный комплекс есть мощной платформой для формирования сервисной инфраструктуры на рынку обслуживания и эксплуатации объєктов недвижимости. Имеет место мысль, что строительную отрасль целесообразно рассматривать только как непосредственно строительство, но и как деятельность на рынку обслуживания и эксплуатации объєктов недвижимости. По нашему убеждению, одной из причин вышеуказанных проблем отраслей строительного комплекса на рынку обслуживания и эксплуатации объєктов недвижимости выступает нестабильное финансирование строительных работ и отсутствие програмно-целевых методов бюджетирования в развитие отраслей данного комплекса. Считаем, что деятельность строительной отрасли на рынку обслуживания и эксплуатации объєктов недвижимости является довольно перспективной. Такая деятельность показывает эффективность внутренней взаимосвязи и качества функционирования тораслей и структурных единиц строительного комплекса и показателем, который отображает экономическое развитие страны.

Domestic building complex is a powerful platform for the formation of service infrastructure in the market of maintenance and operation of real estate. It is believed that the construction industry should be considered not only as a self-constructed, but also as an activity in the market of maintenance and operation of real estate. The construction complex is an association of industries, industries and organizations, characterized by close economic, organizational, technical and technological ties, whose main task is to ensure the production of fixed assets of the national economy of the state. The subject of research in the author's articles is theoretical and methodological and scientific-applied measures, mechanisms, tools and means of determining the prospects of the construction industry in the market of maintenance and operation of real estate. Research methodology. The paper uses universal scientific methodological logics, scientific abstractions, institutionalism, and others. Also, systemic, synergistic approach, empirical and statistical methods were used. Results of work. In modern economic relations, the domestic construction complex in the domestic market of the maintenance and operation of real estate objects is becoming increasingly difficult to compete with foreign companies, in particular, when distributing orders for the construction, maintenance and operation of real estate. The main reasons, in our opinion, are the relatively low level of organization of construction and repair work itself, as well as the insufficient level of implementation of innovative technologies, which entails an increase in the timing and cost of construction. Economic risk in the sectors of the construction complex in the market of maintenance and operation of real estate objects is much higher than in other sectors of the national economy. It is expedient to supplement the assessment of sectoral risks with the search for reserves of its development. From the point of view of spheres of occurrence of possibilities of management of the size of the industry reserve are divided into two parts, external and internal. In order to calculate the value of external reserves for the development of industries in the firstmove it is advisable to consider the discrepancy of the pace of development of a certain area of the rate of change of the national economy. Scope of results. We believe that the activity of the construction industry in the market of maintenance and operation of real estate objects is quite promising. In our opinion, conducting an assessment and analysis of the industrial and economic activity of economic entities that are related to the sectors of the construction complex in accordance with the proposed scheme will allow constructively to influence the management of changes that threaten the efficient functioning of the industry and the national economy as a whole.
