У статті розглянуті існуючи порядки проведення нормативної та експертної грошової оцінки земель сільськогосподарського призначення та запропоновано звернути увагу на раціональне та ефективне використання земельних ділянок, під час їх оцінки, особливо у контексті державного регулювання земельних відносин, збереження земельно-ресурсного потенціалу.

В статье рассматриваются существующие порядки проведения нормативной и экспертной денежной оценки земель сельскохозяйственного назначения, и предлагается обратить внимание на рациональное и эффективное использование земельных участков, во время их оценки, особенно в контексте государственного регулирования земельных отношений, сохранения земельно-ресурсного потенциала.

In Ukraine the issue of land monetary evaluation arose during the transition from a single state form of ownership to three equal form of ownership of land and the recognition of land plots as real estate. It may be noted that not all principles, which are writen in law are implemented in a timely manner, this leads to inhibition during the formation of an open market of land of all categories, which has monetary valuation of land as a based. Taking into account the goals of using the results of normative and expert monetary valuation of land, we can insist on the necessity of state regulation of land valuation processes, especially on the subject of agricultural lands. The article examines the existing procedures for conducting normative and expert monetary valuation of agricultural land and offers to pay attention to the rational and effective use of land during assessment, especially in the context of state regulation of land relations, conservation of land and resource potential. The purpose of the study is to determine the features of information provision of monetary valuation of agricultural land in modern conditions and the formation of a new current model of monetary valuation of agricultural land based on the principle of rational and efficient use of land. According to the regulatory framework and the application of advanced information technologies, it becomes possible to apply new principles and algorithms for valuation, especially while opening the market of agricultural lands. The offered algorithm concerning principle of rational and efficient use of land will enable effective state regulation in the field of land relations, especially during solving issues of .land use and evaluation.
